Locating our impact

Our operations span 46 sites across six countries: Belgium, the Netherlands, Germany, Serbia, Hungary, and Bulgaria. We have assessed the ecological sensitivity of all sites using a structured scoring methodology that incorporates proximity to Natura 2000 areas, Key Biodiversity Areas (KBAs), and water stress levels.

This assessment identified three clusters of sites as priorities for biodiversity disclosure, based on their location inside or immediately adjacent to named biodiversity-sensitive areas.

Temse cluster (Belgium): C-ground, C-wood, C-concrete

Our Temse operations are located within or in close proximity to two overlapping biodiversity-sensitive areas: the KBA Durme en Middenloop van de Schelde and the Natura 2000 area Zeeschelde & Sigma.

C-ground Temse is located inside both areas (0m distance to each) and carries our highest ecological sensitivity score of 16.5 (very high). C-wood and C-concrete Temse are located inside the KBA (0m) and within 500m of the Natura 2000 area, each carrying a sensitivity score of 15.0 (very high).

At C-ground Temse, we are constructing an energy hill on a site that previously served as a contaminated dump for the former Boelwerf shipyard. Prior to commencing construction, we undertook full soil remediation of the site. The energy hill covers approximately 17,793 m² (1.78 ha) of the total 19 ha site. Construction activities involve the importation of soil and earthworks, with excavators and tractors operating on site, generating noise and dust in proximity to the surrounding sensitive ecosystem.

At C-wood and C-concrete Temse, manufacturing activities — including industrial wood and concrete production processes — generate noise, dust, and light pollution in proximity to the KBA and Natura 2000 area.

Neer (Netherlands) — Cordeel Geelen

Our Cordeel Geelen office and warehouse facility in Neer is located inside the KBA Panningen – Roggel (KBA factsheet 45699, 0m distance), with an ecological sensitivity score of 9.0 (high). Activities at this site include vehicle movements, impervious surface coverage, and artificial lighting, which may affect the surrounding sensitive ecosystem.

Zwijndrecht (Netherlands) — Cordeel Nederland

Our Cordeel Nederland office and warehouse facility in Zwijndrecht is located inside the KBA Zoetwatergetijderivieren (KBA factsheet 45701, 0m distance), with an ecological sensitivity score of 6.0 (moderate). Activities at this site include vehicle movements, impervious surface coverage, and artificial lighting.

Remaining portfolio

Beyond the three priority clusters above, a further 37 sites across our portfolio have been assessed for ecological sensitivity. Of these, nine sites carry a very high sensitivity rating, seven carry a high sensitivity rating, and sixteen carry a moderate sensitivity rating, primarily due to their proximity — within 500m to 5km — to Natura 2000 areas or KBAs. These sites do not fall inside a named protected area and are therefore disclosed at group level. Eleven sites carry a low sensitivity rating.

Project development and land-use

Land-use change is an actual impact that is linked to our developments.

In our real estate development activities, we have been tracking the footprint of our projects since 2022 across a landbank of more than 1,000,000 m².

The total land-use might vary from year to year, depending on the type of projects, especially whether we developed logistical buildings in the given year.

 

For our residential developments, we prefer to build in height, limiting the building footprint and giving more space to nature.

A number of our current and future developments are renovations and reconversions, which reduces additional land-use.

Where the context of our developments allows, we strive to de-pave surfaces and enhance existing nature. We design and develop an increasing number of projects with space for nature and climate adaptation, including green roofs, native planting with a longer flowering season, and de-paving.
